The action

In April, with trading activity in Toronto’s western neighborhood along the Humber River erratic, agent Bryden Irwin had a hard time predicting how this updated four-bedroom house would fare. It didn’t help that similar houses in the area were on the market at the same time. Still, 50 visitors walked through the doors, and two made offers, the higher of which was just over the asking price.

“We were pleasantly surprised by the number of showings we got, so it was interesting that we ended up only getting two offers,” Mr Irwin said. “But we were happy [the amount] ended up selling for.”

What did they get?

This two story home was built on a 49 by 132 foot lot in the 1950s. It has been modified several times over the years and now has 2,593 square feet of modern living space. There is also internal access to an attached double garage.

The addition to the family room has in-floor heating as well as one of four bathrooms in the home. There are quartz counters, cathedral ceilings and skylights in the eat-in kitchen.

The dining room is equipped with a built-in bar counter, and the main and lower level entertainment areas have fireplaces.

“It’s a very desirable location in its own little community with great schools and a great tennis/bowling club,” Mr Irwin said.

“One property on the street recently sold for $9 million, so it’s hard to believe, but it’s almost an entry-level property in this particular neighborhood.”

“Our clients did a complete renovation when they bought in 2017 and everything was done from making the front of the house look more modern to essentially gutting the inside,” Mr Irwin said. “The house also has an elevator.”
