More height in Hiawatha

Kelowna City Council has been asked to approve a higher altitude as part of the second phase of Westcorp’s reconstruction of the former Hiawatha mobile home park.
Westcorp’s proposal to update and revise the existing custom zoning covering the property will be before the council on Monday.
“The most significant change is the proposed increase in the height of the building from 11 to 17 floors,” planning officials said in a report.
“Staff shall also coordinate with the applicant an application for a subdivision and a natural development permit related to the Wilson Creek Park and Restoration Works.”
The report also states that the custom area requires a number of other changes in order for the second phase of development to move forward.
Along with the proposed increase in altitude, Westcorp also wants these buildings to be further away from those proposed by Lakeshore Road in order to “better connect to Lakeshore Road and the lake”.
Changes in the calculation of parking are also proposed, where the parking must meet the standards of the city by-law for parking and charging.
If approved, the two areas of the customized area will be combined into one, as the separate commercial and residential areas are “combined, as the revised development vision is mainly residential”.
“No change in density is proposed,” the report continued.
The density in the whole complex is still fixed at approximately 1100 housing units.
The first phase of development, nine three-storey town houses, including 200 units, is underway.
