Details of the proposed 35-storey tower against the new development of UBCO in the city center come up for discussion on Monday – Kelowna News

Plans for what will be, if approved, one of Kelowna’s tallest buildings will be unveiled to the city council on Monday.

The council will get its first look at the proposed 35-storey mixed-use building on the corner of St. Paul Street and Doyle Avenue.

The construction of 1405 St. Paul, proposed to be built opposite the new UBCO campus in the city center, is being proposed by Kerkhoff Construction.

Plans include a 35-storey building on top of a five-story parking podium.

It will include 341 housing units, including:

  • 56 micro-apartments
  • 56 studio apartments
  • 111 one-bedroom apartments
  • 118 two-bedroom apartments

Three hundred and fifty-six parking lots are also offered, most of which will be located within the five-story podium.

The ground floor will include about 6,000 square meters of retail space.

The intersection of Doyle Ave and St. Paul St. will introduce a square with a commercial yard. The square and the facade of Doyle Ave. will be designed to relate to the future UBCO campus directly north of the project site, ”the project description said.

“The entrance lobby of the apartments is located near Doyle Avenue and will be equipped with a social” bike lounge “for cyclists. Building facilities – includes a large landscaped terrace and pool on the podium for residents, a private room for coworking or business center, gym and yoga studio. “

In their report, the planning staff stated that deviations for the overall height and height of the podium would be requested. The current zone C7 allows a maximum height of the podium of four floors and a total height of 19 floors.

Initial plans for the St. Paul building show a 41-story development, but planning manager Ryan Smith said his department was reluctant to see other buildings reach the 40-story threshold.

Eli, part of Water Street next to Leon Avenue Park, has been approved for 42 floors, but construction on this project is just beginning.

Only the western building on One Water Street on 36 floors is currently taller than what Kerkhoff offers.
